What Does a Radon Mitigation System Actually Look Like?
One of the most common hesitations homeowners have after a high radon result has nothing to do with cost. It is aesthetic. People picture industrial ductwork bolted across the side of the house, or a machine humming in the basement, and quietly wonder whether the cure is worse than the problem.
It is a fair question that rarely gets a straight answer. So here is a plain description of what actually gets installed in a typical Central New York home.
The Three Components
A standard active sub-slab depressurization system has three parts and nothing else.
A suction point. A hole roughly four to six inches across is cored through the basement floor slab. Beneath the slab, a cavity is cleared in the gravel or soil. This is where the system draws from. In a finished basement, this is usually located in a utility area, closet, or storage room.
A pipe. Typically three or four inch PVC, the same material as household plumbing. It runs from the suction point up and out of the home, terminating above the roofline. Most of its length is hidden or in unfinished space.
A fan. A sealed inline fan, usually six to ten inches across, mounted in the pipe run. It runs continuously and draws roughly the power of a standard light bulb. Code requires it be installed outside the living space — in the attic, garage, or on the home’s exterior — so that if the housing ever cracked, radon would not discharge indoors.
There is also a small manometer, a U-shaped tube with colored liquid mounted on the pipe. It shows at a glance whether the system is pulling suction. Unequal liquid levels mean it is working.
Interior Versus Exterior Routing
Where the pipe travels is the choice that most affects appearance, and it is usually the homeowner’s call.
Interior routing takes the pipe from the basement up through a closet, chase, or the garage, into the attic, with the fan in the attic and a short stack through the roof. From outside, all you see is a pipe on the roof that resembles a plumbing vent. This is the least visible option and tends to be preferred on homes where curb appeal matters — which is most of them.
The tradeoff is that it requires a viable vertical path. In a fully finished basement with no chase, creating one may mean cutting into a closet or boxing out a corner.
Exterior routing takes the pipe through the rim joist and up the outside wall, with the fan mounted outdoors and the pipe terminating above the eave. It is simpler, often less expensive, and does not disturb finished space. The pipe is visible on the exterior, though it can be painted to match siding and is typically placed on a less-visible elevation.
On many Syracuse-area homes the exterior run ends up looking similar to a downspout.
What It Sounds Like
A properly installed system is quiet. The fan produces a low hum comparable to a bathroom exhaust fan, and because it is mounted in the attic or outside, most homeowners do not hear it from living space at all.
You may hear faint air movement in the pipe near the suction point in a quiet basement. Most people stop noticing within a week.
If a system is genuinely loud, something is wrong — an oversized fan, a fan mounted against framing that transmits vibration, or a pipe that is undersized for the airflow. That is a correctable installation issue, not a normal condition to accept.
Crawl Spaces Work Differently
Plenty of homes around Onondaga County have crawl spaces, either alone or combined with a basement. There is no slab to draw from, so the approach changes.
The standard method is sub-membrane depressurization. Heavy polyethylene sheeting is laid across the crawl space floor, sealed at the seams and to the foundation walls. Suction is then drawn from beneath that membrane. Functionally the membrane becomes the slab.
A useful side effect is moisture control — the same membrane that blocks soil gas also blocks ground moisture, which often improves comfort and reduces musty odors.
Homes with both a basement and a crawl space sometimes need suction in each area, which is one of the factors that moves a project toward the higher end of the typical cost range.
What Installation Day Looks Like
Most residential systems are installed in a single day.
The crew confirms the routing plan with you, cores the suction point, and clears material beneath the slab. Coring is the loud part — expect concrete drilling noise for a stretch. Pipe is then run along the planned route, penetrations are sealed, and the fan and electrical are installed. Visible foundation cracks and sump openings are sealed, since sealing improves system performance. The system is started, suction is verified on the manometer, and the work area is cleaned up.
You do not need to leave the house. Access to the basement and to wherever the pipe is routed is what matters.
Living With It Afterward
Maintenance is close to nonexistent. Check the manometer occasionally — if the liquid levels are uneven, it is working. Leave the fan running continuously; switching it off defeats the purpose and levels rebound within hours.
Fans typically last many years before needing replacement, and replacement is a straightforward, inexpensive job compared to the original installation. Retesting every couple of years, and after any major foundation or HVAC work, confirms continued performance.
Operating cost is modest — the fan draws roughly what a light bulb does, running around the clock.
Does It Hurt Resale Value?
This worry comes up often, and it has it backwards.
In an EPA Zone 1 county, informed buyers expect radon to be a consideration. A home with a professionally installed system and documentation showing post-mitigation levels below the action level is in a stronger position than an untested home, not a weaker one. The problem was identified and permanently solved, with proof.
New York addresses radon on the Property Condition Disclosure Statement, so a prior test result follows the property regardless. Having the fix already in place removes a negotiating lever from the buyer’s side.
What does hurt resale is a system that looks improvised — unpainted pipe across the front elevation, sloppy penetrations, a fan mounted where it is the first thing a buyer sees. Installation quality is worth caring about, and a good contractor will walk the routing with you before cutting anything.
