DIY Radon Test Kits vs. Professional Testing
You can buy a radon test kit at a hardware store for around $15 to $30. A professional test costs more but delivers documented, reliable results. That gap is large enough that most Syracuse homeowners reasonably wonder whether the cheap option is good enough.
The honest answer is that it depends entirely on what you are trying to accomplish. For some purposes a DIY kit is genuinely fine. For others it is the wrong tool, and using it will cost you more than it saves.
How DIY Kits Work
Consumer kits are passive devices, meaning they have no power source and no moving parts. The two common types are activated charcoal canisters and alpha track detectors.
Charcoal canisters are short-term devices, typically deployed for two to seven days. Radon decay products adsorb onto the charcoal. You seal the canister and mail it to a lab, which analyzes it and returns a single average concentration.
Alpha track detectors contain a small piece of plastic film that records microscopic damage tracks from alpha particles. These are long-term devices, deployed for 90 days to a year, then mailed to a lab where the tracks are counted.
Both produce a legitimate measurement when used correctly. Neither is a scam or a toy.
How Professional Testing Differs
Professional short-term testing generally uses a continuous radon monitor β an active, powered instrument that samples air on an ongoing basis and logs a reading every hour for the duration of the test.
That hourly logging is the meaningful difference. A charcoal canister gives you one number: the average. A continuous monitor gives you the average plus the shape of the data.
That matters more than it sounds. Radon concentrations fluctuate substantially over a day, driven by barometric pressure, wind, temperature differential, and HVAC operation. A home might sit at 2 pCi/L in the afternoon and 9 pCi/L at four in the morning. The average might be 5.1 pCi/L. A canister tells you 5.1. A continuous monitor shows you the swing β which is useful information about how the home behaves.
Continuous monitors also typically record temperature, humidity, and barometric pressure, and many detect if the device was moved or lost power. That creates an audit trail. If someone opened a basement window during the test, the data usually shows it.
Where DIY Kits Genuinely Fall Short
No verification of conditions. A kit cannot tell you whether closed-house conditions were maintained. If a family member cracked a window on day two, the kit records a lower number and nobody ever knows why.
Placement errors are invisible. Protocol requires specific positioning β 20 inches to 6 feet off the floor, 3 feet from windows and exterior doors, a foot from exterior walls, away from heat and humidity. Homeowners frequently set kits on the floor, on a windowsill, near a dryer, or in a closet. The lab has no way to know and reports the number as though it were valid.
Transit time affects charcoal results. Charcoal begins releasing adsorbed radon as soon as the exposure ends. Labs account for this with time-based corrections, but the correction assumes prompt mailing. A canister that sat in a car for four days before reaching the post office produces a less reliable result.
Humidity interference. Charcoal adsorbs water vapor along with radon. High humidity β not unusual in a Central New York basement β can affect accuracy.
No usable documentation. A mailed-in lab report with no chain of custody and no verification of conditions carries limited weight with a buyer, a lender, or an attorney.
When a DIY Kit Is the Right Call
Initial screening with no transaction pending. If you have lived in your Syracuse home for a decade, have never tested, and simply want to know roughly where you stand, a kit is a sensible first step. If it comes back at 1.2 pCi/L you have useful reassurance. If it comes back at 12 pCi/L you know you have a problem.

When You Should Not Rely on a DIY Kit

A self-administered kit with no verified conditions is not adequate documentation when money and contingencies are involved. Real estate testing follows specific protocols for a reason.
Confirming a borderline result. If a kit returned 4.2 pCi/L, another kit is not the answer. You need a measurement method with tighter controls to know whether you are genuinely above the action level.
Verifying a mitigation system immediately after installation. Post-mitigation testing should be done professionally so you have documented proof the system achieved what it was installed to achieve.
When results will inform a significant expense. If you are about to spend meaningful money on mitigation, spending a bit more for a reliable measurement first is proportionate.

Framing this as $20 versus $200 misses the point. The kit and the professional test are not competing products so much as different instruments for different jobs.
A kit answers “is radon probably a concern in this house.” A professional test answers “what is this home’s radon level under controlled conditions, documented well enough to act on and to show someone else.”
Both are worth having. The mistake is using the first to answer the second question β and then either spending on mitigation based on a questionable number, or skipping mitigation you actually needed.
